Updated November 2026Water everywhere? Do this first
- Turn off the water. Turn off the main stopcock of the flat or house. It's usually next to the water meter — in the bathroom, the toilet, the corridor or a cupboard. If the leak is from the shared riser in a block of flats, the shut-off valve for that riser is usually in the basement; tell the building manager.
- Make the electrics safe. If water is near sockets, appliances or the light fittings, switch off that circuit at the fuse box.
- Limit the damage. Towels, buckets, washing-up bowls. Tell the neighbour below — the sooner they know, the less damage on both sides.
- Take photos. Of the water, the stains and anything damaged, before you start cleaning up. Your insurer will want them.
- Call or write. +359 52 993 333 or info@kanalvarna.com. We tell you what to do next and when we can come.
If a toilet or drain is overflowing: stop using water in the whole flat — no flushing, no washing machine — until the blockage is cleared. Every litre you run ends up on the floor.
What we come out for
- Burst or split pipes — old galvanised steel pipes corrode from the inside and eventually split; plastic pipes can crack after a knock or frost.
- Water coming through the ceiling from the flat above — we find the source with a thermal camera; see leak detection.
- Overflowing toilets and drains, especially when sewage comes back into the bath or shower — see blocked drains.
- A leaking electric water heater — switch it off at the fuse box first and close the cold water inlet.
- Burst washing machine or dishwasher hoses.
- Frozen pipes in winter — in unheated basements, attics, balconies and outside walls.
- Water in the basement or yard — pumping out from €150.

If no water comes out of any tap and there's no leak, check first whether the water utility has cut the supply in your street. The network up to your water meter is the utility's responsibility; from the meter onwards it's yours, and that's where we come in.
Our hours: 06:00 to 23:00, every day
We work every day of the year from 06:00 to 23:00, including Saturdays, Sundays and public holidays. We don't go out after 23:00 and we don't promise an arrival time we can't keep. When you call, we tell you when we can actually be there.
If something happens late at night, turn off the water, make the electrics safe, and call or email us — we'll tell you what to do until 06:00 and when we can come. If you send an email at night, include the address and a phone number of whoever is on site.

📞 +359 52 993 333An emergency in your flat while you're abroad
It usually starts with a message: the neighbour below has water on the ceiling, or the building manager can hear water running. From abroad, three things matter:
- Get the water turned off. Whoever has a key — neighbour, building manager, cleaner, letting agent — closes the flat's main stopcock. If nobody has a key, the building manager may be able to close the shut-off valve for your riser in the basement.
- Put us in touch with them. Email info@kanalvarna.com or use the form with the address and their name and phone number. We agree the visit with them directly.
- Decide on the repair from wherever you are. We send you photos, what we found and the price for the repair before we start. You pay by bank transfer after the job and get an invoice.
We can't force a door or enter a property without someone letting us in. If you own a flat on the coast and nobody local has a key, now is a good time to arrange that — and to read about our property check while you're away.

What happens when we arrive
- Make it safe. Stop the water and limit the damage.
- Find the cause. For a leak that isn't visible we use the thermal camera; for a blockage, a spiral machine and, if needed, the drain camera.
- Price and decision. We tell you what needs doing and what it costs. If you're abroad, you get this by email before we continue.
- Repair. Most leaks and blockages are fixed on the first visit. If the permanent repair needs parts or a longer job, we make a temporary fix and agree the next visit — with the price agreed in advance.
- Afterwards. Walls and floors stay wet after a flood. We can measure the damp, hire out dehumidifiers and dry the property — see mould and damp.

Preventing the next emergency
- Once a year, look at visible pipes, hoses and valves for corrosion, drips and swelling.
- Replace the flexible hoses under sinks and on the washing machine if they're more than five years old.
- Before winter, insulate pipes in unheated rooms — basements, balconies, attics.
- If you leave the flat for a long time, close the main stopcock; in winter, ask about draining the system.
- Make sure someone local has a key and knows where the stopcock is.

Where is the main stopcock in a Bulgarian flat?
Usually next to the water meter — in the bathroom, the toilet, the corridor or a cupboard. In a block of flats there is also a shut-off valve for each riser, usually in the basement, which the building manager can close.
My flat is leaking and I'm not in Bulgaria. Can you help?
Yes, if someone can let us in — a neighbour, the building manager, a cleaner or your letting agent. We agree the visit with them, send you what we found and the repair price, and you can pay by bank transfer.
